Winter Reminders

KHI Maintenance has contracted a vendor to perform snow plowing/removal and salt spreading for the upcoming winter. A snow event is when at least 3cm of snow has fallen within an 8 hour time frame, when a snow event or freezing rain occurs the vendor is required to ensure the parking lots and walk ways are cleared and safe for use.

 

Below are some points for residents to do their part during the winter months

  • Residents are responsible for salting their front porch or stoop only, any common area shared pathway is the responsibility of the vendor.
  • Residents may be asked to move their vehicles periodically to ensure snow is cleared and/or removed.
  • A service issues with snow removal or salting should be sent to the KHI Maintenance mailbox on the website or called to 519-744-6655 ext 8202.

Paying Rent

Rent is due on or before the first of every month.

 

  • Pre authorized debit agreement
  • Post-dated cheques
  • At office with debit or cheque

Call the office at 519-744-6655, ext8201 immediately. We understand things happen and we are willing to work with you on creating a payment plan. If you fail to contact us, you will receive an N4, a legal notice of non-payment of rent (learn more about legal notices below). Late or non-payment of rent may result in legal termination of your tenancy.

Legal Notices

Notice to End your Tenancy Early for Non-Payment of Rent:  You have received this notice because you have failed to pay your rent when it became due.  In order to resolve this issue you can

1) Pay the balance owing by the date indicated on the notice

2) Call the office and arrange payment terms

3) Move out by the date indicated on the notice. 

Tenants are strongly encouraged to contact the KHI office to discuss their options.  If you do none of the above or disagree you must attend a tribunal hearing at the Landlord Tenant Board to resolve the issue.

 

Notice to End your Tenancy for Interfering with Others, Damage or Overcrowding:  You have received this notice because your behaviour of that of your guests has interfered with the reasonable enjoyment of the property by your neighbours.  In order to resolve this issue you must stop the activities or correct the behaviour described in the notice.  If you do not correct the issue you will receive further notice to attend a tribunal hearing at the Landlord Tenant Board to resolve the issue.

 

Notice to End your Tenancy for Illegal Acts or Misrepresenting Income in a Rent-Geared-to-Income Rental Unit:  You have received this notice because you or someone living with you has committed an illegal act on the property.  If you disagree or choose not to move out you must attend a tribunal hearing at the Landlord Tenant Board to resolve the issue.

 

Notice to End your Tenancy for Causing Serious Problems in the Rental Unit or Residential Complex:  You have received this notice because your behavior or that of your guests has seriously impaired the safety of another person on the property or has willfully damaged the property.  If you disagree or choose not to move out you must attend a tribunal hearing at the Landlord Tenant Board to resolve the issue.

 

Notice to end your tenancy at the end of the term:  You have received this notice for consistent late payment of rent.  If you disagree or choose not to move out you must attend a tribunal hearing at the Landlord Tenant Board to resolve the issue.
