Parking Policy Update

Latest News:

In June 2020 Kitchener Housing introduced an upgraded parking policy. As of June 1, 2021, parking enforcement will be enhanced to focus on vehicles parking in unauthorized locations. All properties will be receiving more detailed communication including the parking policy for reference.

Highlights of the Parking Policy:

1. Visitor Parking spots are on a first-come, first-served basis and has a Maximum 4 hour time limit.
2. Kitchener Housing Inc. has the authorization to enforce this policy and reserves the right to ticket or remove from the property:
a. Abandoned vehicles.
b. Vehicles without valid license plates.
c. Vehicles located in Visitor Parking longer than the Maximum 4 hours.
d. Vehicles parked in a fire access route or snow storage area.
e. Vehicles parked in accessible parking spaces without valid Ministry permits.

Latest News:

The Government of Ontario's declaration of emergency and province-wide stay-at-home order have been extended until June 2, 2021.  Please visit the Government of Ontario Website here for more information.

 

The Region of Waterloo continues to offer vaccines to eligible groups. For more information on vaccines and eligibility, please visit the Region of Waterloo website here.

Mask By-Law:

The Region of Waterloo has extended the face-covering by-law until May 31, 2021. This expanded by-law will require the wearing of masks in multi-residential buildings, as well as in all enclosed public places. Please take note of new signage up at Kitchener Housing Apartment Buildings For more information please visit their website here .

 

Office Updates:

The office at 11 Weber Street and all community rooms will remain closed until we are able to safely reopen with proper precautions in place. We ask that you drop off any paperwork in the mail slot at the head office on 11 Weber St W.

Our standard method for receiving rent payments continues to be online payment or pre-authorized in special circumstances. For extraordinary circumstances, we can schedule an in-person appointment to accommodate your needs.

 

 

  • If you need to submit paperwork for rent calculations, or any other purpose, we will be accepting documents in the following methods:
    1. Email scanned documents to KHIHelp@kitchener.ca
    2. Fax documents to 519.744.9365
    3. Drop off copies of documents through the mail slot next to the front door at 11 Weber Street West, Kitchener
    4. Mailing documents to 11 Weber Street West, Kitchener ON N2H 3Y9

Rent geared to income households are required to file their income taxes every year, this information is used to calculate your income. Additionally, as part of your annual income verification, we require your notice of assessment or proof of income from the previous tax year.

Tax season will begin in March and the following resources are available should you need assistance filing your taxes.

2021 Rent Freeze

On August 28, 2020, the Provincial government announced its intention to freeze rents for the period of January 1st to December 31st, 2021 and on October 1, 2020, the Helping Tenants and Small Businesses Act, 2020 was passed.  This law changes the Residential Tenancies Act, 2006 (RTA) and the Housing Services Act, 2011, to make sure that there will be no rent increases to most of the tenants that live in Ontario.

This rent freeze applies to your household. There will be no increases to your rent between January 1 and December 31, 2021.

You will still need to do the following:

  1. Complete and provide the requested information for your annual review in 2021
  2. Report any changes in your household

If your annual review for 2021 results in an increase to your rent, it will not go up until January 1, 2022.  A letter indicating your new rent effective January 1, 2022 will be sent to you.   If you do not agree with the rent that you will be expected to pay on January 1, 2022, you will need to request a review within 30 days from the date on the letterDo not wait.

If your rent should decrease at annual review, the decrease will start the month following when your review is completed.  You can still ask for an in-year review if you experience a change or decrease in income during this time.

Spring/Summer Reminders

As we approach spring and summer it is important to ensure your front and back yard area are free of debris for the landscapers to complete grass cutting activities. The landscape company will be onsite weekly. Below is a chart that indicates which days grass cutting will take place.

If the weather is not suitable for grass cutting, the landscapers will come the next day that is suitable for grass cutting.

Please remember, your grass cannot be cut if the back gate is locked/latched, contains dog feces or if items are left on lawns. If access has not been available on a weekly basis and yards become overgrown, it will become the resident’s responsibility to return their own lawn to a manageable state before the landscapers will resume regular cutting.

 

  •  Any service issues with landscaping should be sent to the KHI Maintenance mailbox on the website or called to 519-744-6655 ext 8202.

Frequently-Asked Questions

Paying Rent

Rent is due on or before the first of every month.

 

  • Pre authorized debit agreement
  • Post-dated cheques
  • At office with debit or cheque

Call the office at 519-744-6655, ext8201 immediately. We understand things happen and we are willing to work with you on creating a payment plan. If you fail to contact us, you will receive an N4, a legal notice of non-payment of rent (learn more about legal notices below). Late or non-payment of rent may result in legal termination of your tenancy.

Legal Notices

Notice to End your Tenancy Early for Non-Payment of Rent:  You have received this notice because you have failed to pay your rent when it became due.  In order to resolve this issue you can

1) Pay the balance owing by the date indicated on the notice

2) Call the office and arrange payment terms

3) Move out by the date indicated on the notice. 

Tenants are strongly encouraged to contact the KHI office to discuss their options.  If you do none of the above or disagree you must attend a tribunal hearing at the Landlord Tenant Board to resolve the issue.

 

Notice to End your Tenancy for Interfering with Others, Damage or Overcrowding:  You have received this notice because your behaviour of that of your guests has interfered with the reasonable enjoyment of the property by your neighbours.  In order to resolve this issue you must stop the activities or correct the behaviour described in the notice.  If you do not correct the issue you will receive further notice to attend a tribunal hearing at the Landlord Tenant Board to resolve the issue.

 

Notice to End your Tenancy for Illegal Acts or Misrepresenting Income in a Rent-Geared-to-Income Rental Unit:  You have received this notice because you or someone living with you has committed an illegal act on the property.  If you disagree or choose not to move out you must attend a tribunal hearing at the Landlord Tenant Board to resolve the issue.

 

Notice to End your Tenancy for Causing Serious Problems in the Rental Unit or Residential Complex:  You have received this notice because your behavior or that of your guests has seriously impaired the safety of another person on the property or has willfully damaged the property.  If you disagree or choose not to move out you must attend a tribunal hearing at the Landlord Tenant Board to resolve the issue.

 

Notice to end your tenancy at the end of the term:  You have received this notice for consistent late payment of rent.  If you disagree or choose not to move out you must attend a tribunal hearing at the Landlord Tenant Board to resolve the issue.
